Building Mechanical Service Design (HVAC & Ventilation)

Scope of Services

  • Development of the mechanical design from zero% to 100% completion.

  • Participation in teleconference design meetings as needed and up to three in-person meetings with the project team.

  • Raising and responding to RFIs.

  • Provision of information to the assessor/ESD consultant for sustainability credits, as required.

  • Design certification and compliance with relevant regulations, including updates to the design.

Detailed Design & Documentation

  • Ventilation design for various building spaces, including common areas, service rooms, and enclosed parking facilities.

  • Stair pressurisation systems for fire safety compliance.

  • Heat load estimation and HVAC equipment selection and scheduling.

  • Outside air and exhaust provision for commercial and mixed-use tenancies.

  • Design for HVAC duct layout and air distribution, including provisions for future commercial fit-outs.

  • CFD modelling calculations for performance optimisation and value engineering.

  • Coordination with architectural and all other service drawings.

  • Design of seismic restraints as required for compliance.

  • Prepare mechanical design drawings to full construction level.

  • Provision of design statements as required by certifying authorities.

  • Completion of design for all statements leading to final building certification.

  • All design work and drafting services are performed as desktop work, except for the allocated site meetings, as mentioned above.

Issuing Drawings

  • BIM modelling, clash detection, and shop drawings, including the following revision stages:

    • Draft for Review

    • Preliminary Drawings

    • Issued for Construction Drawings

    • Approved for Construction Drawings

    • As-Built Drawings

Coordination (Clash Detection/BIM Model)

  • As per the BIM modelling and clash detection process outlined above.

As-Built Documentation

  • Preparation of As-Built drawings based on provided markups.

O&M Manuals

  • Provided as a separate line item upon request.
